Check the roof sections, measurements, layers to remove, and any areas excluded. A lower total may cover less work.

Look for product names for shingles, underlayment, and other system components. “Premium roofing” is less useful than a specific product and installation scope.
3. How will flashing and ventilation be handled?
Ask which flashing details will be replaced, retained, or repaired, and why. Ask how the proposal addresses roof ventilation.
4. What if the decking is damaged?
Find out what inspection or allowance is included and how additional decking work is priced and approved. Ask for the change process in writing.
5. What does the total include?
Check property protection, permits where applicable, removal, disposal, cleanup, and any other stated exclusions. Ask who is responsible for each item.
6. What protection comes after installation?
Distinguish the manufacturer’s product warranty from the contractor’s workmanship warranty. Ask for coverage, exclusions, eligibility, registration, transfer terms, and the process for requesting help.
7. Who will you work with?
Ask who is responsible for your project, who performs the work, how you will receive updates, and who will answer questions afterward.
8. Can you take time to decide?
Keep a copy of each written proposal. Compare equivalent scope, ask follow-up questions, and choose a schedule and payment plan you understand.
